The Bok Building in South Philadelphia recently marked its 10th anniversary. It has been a decade since the structure was transformed from a disused Art Deco school into a vibrant hub for artists, nonprofits, and small businesses under Scout's development.

Purchased in 2015, Lindsey Scannapieco, of the real estate firm Scout, aimed to repurpose the building into a community space, starting with the iconic rooftop bar that's known for its sunset views. This setting has become a popular Instagram spot and a city landmark.

Over the past decade, Bok has emerged as a central hub for creative enterprises. According to an impact report, approximately 75% of its space is leased to artists and makers, and 20% to nonprofits, which include women and minority-owned businesses.

The rehabilitation of the Bok building has been recognized not only locally but also nationally and internationally. The project has received awards for urban revitalization and architectural reuse, gaining international acclaim and elevating Philadelphia's cultural landscape, according to The Philadelphia CitizenFor example, the Dezeen Awards, which celebrate architecture, design, and sustainability projects internationally, listed the building for a Rebirth Project award in 2022.

In addition to its use as a creative hub, Bok has become a cultural and social landmark, hosting personal milestones like weddings and marriage proposals.

“We provide the physical space, but the thing that makes the building special is the people,” Scannepieco shared with The Philadelphia Citizen. “It's really important to be around others and just be able to take a walk down the hallway when you're stuck and see somebody else doing something that can inspire or push you, or just remind you why you're doing what you're doing.”

Looking to the future, Scout plans to develop new projects involving historic buildings across Philadelphia.
